1. Who we are and what this covers

Landeo is a software platform for real estate firms operated from India ("Landeo", "we", "us"). These terms govern every account, workspace and public page created on landeo.in. By creating an account or using the service you accept these terms on behalf of yourself and, if you sign up for a firm, on behalf of that firm.

2. Accounts and access

You sign in with a verified mobile number and a one-time code, or with an email address and password. You are responsible for keeping your devices and credentials secure and for everything done under your account. Team members you invite act under your firm's workspace, and the workspace owner is responsible for their use.

You must be at least 18 years old and legally able to enter contracts to use Landeo.

3. Your content and data

Everything your firm adds to Landeo, including property records, owner details, leads, documents, photos and invoices, belongs to your firm. We claim no ownership. You grant us only the licence needed to store, process, display and back up that content so the service can work, including showing selected content to buyers through share links you create.

You are responsible for having the right to upload what you upload, including property photographs, ownership documents and the personal details of owners, buyers and leads you record.

4. Acceptable use

You agree not to:

• upload unlawful content or content you have no right to share
• use Landeo to send spam or unsolicited marketing
• attempt to access another firm's workspace or probe our security
• upload malicious files; every upload is scanned and infected files are rejected
• resell or white-label the service without a written agreement with us
• misrepresent property ownership or documentation to buyers

5. Plans, billing and taxes

Paid plans are billed in Indian rupees through our payment partner. Prices are shown before applicable GST unless stated otherwise. If a payment fails or a subscription lapses, the workspace drops to the free tier limits; your data is not deleted for non-payment.

Refunds are handled under the Refund Policy, which forms part of these terms.

6. Suspension and termination

You can stop using Landeo and ask us to delete your workspace at any time. We may suspend a workspace that breaks these terms, creates legal risk, or remains unpaid after notice. Where practical we warn before suspending. On termination we keep workspace data available for export for 30 days, after which it is deleted from live systems and expires from backups on their normal cycle.

7. Service, changes and liability

We work to keep Landeo available and fast, but the service is provided as is, without a guarantee of uninterrupted availability. We may improve or change features; if a change materially removes something your plan depends on, we will tell you in advance.

To the extent permitted by law, our total liability for any claim arising out of the service is limited to the amount your firm paid us in the 12 months before the claim. We are not liable for indirect losses, lost profits, or the outcome of any property transaction conducted between you, owners and buyers. Landeo is a record-keeping and workflow tool; it does not verify property titles and is not a party to your deals.

8. Governing law and disputes

These terms are governed by the laws of India. Courts at Bengaluru, Karnataka have exclusive jurisdiction, subject to any consumer rights that let you approach a forum closer to you.
