Why RERA Agent Registration Is Not Optional Anymore
If you broker deals in RERA-registered projects without a valid RERA agent registration, you're working without a safety net. The Real Estate (Regulation and Development) Act, 2016 makes it mandatory for any agent facilitating the sale or purchase of a plot, apartment or building in a registered project to hold a registration number from the state authority. Section 9 of the Act covers registration, and Section 10 lists your obligations once you have it.
The practical risk sits in two places. First, penalties: the Act allows the authority to levy a penalty of up to Rs 10,000 per day of default on unregistered agents, which can extend to five percent of the cost of the unit sold. Second, and this one hurts more, builders and buyers increasingly ask for your RERA number before releasing commission. An unregistered agent has a weak position when a promoter delays or denies brokerage, because you were never supposed to be in that transaction in the first place.
Registration also does something quieter for your business. Your RERA number appears on the state portal where anyone can verify it. Serious buyers check. Serious builders check. It's the cheapest credibility signal available to an independent agent in India today.
How the RERA Registration Process Works State by State
RERA is a central Act, but each state runs its own authority, its own portal and its own fee schedule. The process is broadly similar everywhere: you apply online on your state's RERA portal, upload documents, pay the fee, and the authority verifies and issues a registration certificate with a unique number. Processing typically takes a few weeks, though it varies by state and by how clean your application is.
Fees differ meaningfully between states and between individual agents and companies or partnership firms. Individual agent fees are lower; entities pay several times more. Some states have revised their fee schedules more than once since 2017, so do not rely on a blog post or a WhatsApp forward for the current amount. Check the fee notification on your own state portal before you pay, whether that's RERA Karnataka, MahaRERA, UP RERA, TN RERA or any other.
A few state-specific things to watch. Maharashtra (MahaRERA) has introduced a training and certification requirement for agents, so budget time for the exam, not just the paperwork. Karnataka processes agent applications through the RERA Karnataka portal and expects your address proof to match your place of business. If you operate across two states, say Bangalore and Chennai, you need a separate registration in each state. One number does not travel.

Documents Required for RERA Agent Registration
The document list is where most applications stall, usually over a mismatch between your PAN address and your business address, or a missing self-attestation. Get the set right the first time and the rest of the process is mostly waiting.
For an individual agent, states generally ask for PAN card, Aadhaar, recent photographs, proof of business address, and details of your enterprise including the name, registered address and type of business. Several states ask for income tax returns for the preceding three years, or a declaration if you weren't required to file. If you're registering as a company or LLP, add the incorporation certificate, MOA and AOA or partnership deed, and details of directors or partners.

A RERA agent registration is typically valid for five years from the date of issue. Renewal must be applied for before expiry, and most states expect the renewal application at least sixty days ahead. Miss the window and you're back to being unregistered, with everything that implies for deals in progress. Put the renewal date in your calendar the day the certificate arrives, not four years later.
Registration comes with duties under Section 10. You cannot facilitate the sale of unregistered projects that require registration. You must maintain books of account, records and documents as prescribed. You cannot make false or misleading representations about a project, and you must help the buyer access the information and documents they're entitled to at the time of booking.
For a working agent, the record-keeping duty is the one that bites. Every mandate, every booking, every commission invoice needs a paper trail.
